Are Nogbase and Insiders of Dubai competitors?
Not directly. Insiders of Dubai is a brokerage model: a licensed Dubai brokerage that agents join to sell under its licence and keep most of each commission ("Your own brokerage. Without opening one."). Nogbase is software. Its broker app is free and shows live units, payment plans and commission terms from developers who launch on Nogbase. Its developer platform is what those developers pay for.
So the question for an agent is not "which one?" but "where do I hold my licence, and which tools do I sell with?". This page uses Insiders of Dubai's own public pages as they stood on 26 October 2026.

What Insiders of Dubai does well
For an agent who wants to work independently without the cost of opening a brokerage, Insiders offers a clear deal: keep 90% from the first sale and 100% (minus a flat fee per deal) after AED 400K in commission, with no subscription or minimum volume. It adds services built for that agent: commission advances, developer exclusives, a developer news feed, a vault of weekly briefings, an account manager and quick client presentations.
What Nogbase adds for a broker
- Live units from the source. When a developer runs its launch on Nogbase, the units, prices and payment plans you see are the developer's own records, and a reserved unit is shown as reserved for every broker.
- EOIs with a record. Submit an EOI on a specific unit and follow its status, instead of chasing on WhatsApp.
- Your terms, in writing. See the commission terms the developer set for your brokerage and track what is due.
- Free, whatever your brokerage. Nogbase doesn't take a share of your commission or ask you to change licence.
Work out what a deal is worth before you commit with the broker commission calculator.
When to choose which
- Insiders of Dubai is a decision about where you hold your licence and how your commission is split. Compare it with other brokerages, and read the terms on their site.
- Nogbase is a free tool you can add whatever your brokerage. Join free as a broker.
- Developers looking for broker reach should compare launch platforms instead: see Nogbase vs OPPS and Nogbase vs Reelly.
Frequently asked questions
Is Insiders of Dubai a software platform?
Not mainly. Its own site presents it as a brokerage model. Deals go through Insiders Platform Real Estate L.L.C S.O.C (licence no. 1639547, RERA ORN 63494), and agents keep a share of each commission. It also gives agents tools such as a developer news feed and AI client presentations.
What does Insiders of Dubai cost an agent?
On 26 October 2026 its UAE terms were a 90% commission share until the agent earns AED 400K in commission in a 12-month cycle, then 100% minus a flat AED 1,850 admin fee per sales deal, with an AED 1,000 service fee on each of the first three sales of the year. An international track had annual plans of USD 289, 689 and 1,788. Fees exclude VAT; confirm current terms with Insiders.
Does Nogbase take a share of my commission?
No. Nogbase is software. The broker app is free, and your commission is agreed between your brokerage and the developer. Nogbase records and calculates it from the developer's terms but never holds or pays out funds.
Can I use both?
Yes. Your brokerage arrangement and the software you use to find units and submit EOIs are separate decisions.
