How the calculation works

  1. Milestones: each instalment is the price × its percentage. Mark each one as booking, construction, handover or after handover.
  2. DLD fee: price × 4%. DLD lists 2% from the seller and 2% from the buyer for an initial sale; many off-plan offers ask the buyer to pay all 4%. Untick it if the developer covers the fee.
  3. Cash at booking: booking milestones + the DLD fee.
  4. By handover / after handover: the sum of booking, construction and handover milestones, and the sum of post-handover milestones.

Worked example

An AED 1,500,000 unit on a 20/40/40 plan, with the buyer paying the DLD fee:

What the rules say

DLD’s FAQ says the payment schedule for an off-plan unit is based on completion rates, that without the consultant’s confirmation of progress the investor is not obliged to pay, and that payments go into the project’s escrow account under Law No. 8 of 2007. The calculator shows amounts only; the SPA decides the actual dates and conditions.

Frequently asked questions

Is the DLD 4% fee included in the payment plan?

Usually not. It is charged on top of the plan, typically at booking or registration. The calculator adds it to the cash due at booking when the box is ticked.

Who pays the DLD fee on an off-plan purchase?

DLD lists 2% from the seller and 2% from the buyer. The sale contract decides in practice: many off-plan offers ask the buyer to pay all 4%, and some launches advertise a DLD fee waiver.

What does 60/40 mean?

Usually 60% paid before handover and 40% on handover. Use the 60/40 preset, then edit the milestones to match the developer’s table.

Can I model a post-handover plan?

Yes. Pick the post-handover preset or set any milestone’s stage to "After handover". The calculator shows what is paid by handover and what remains after.
