Reviewed and updated October 26, 2026

The parts of a payment plan

StageTypical content
BookingA first payment when the unit is reserved and the SPA is signed
ConstructionInstalments by date or by construction milestone, for example "on 30% completion"
HandoverThe balance when the unit is complete and handed over
Post-handover (optional)Instalments that continue after handover; see post-handover payment plan

The DLD registration fee (4% of the price) and admin fees are usually paid on top, at booking or registration.

What DLD says

DLD's FAQ says three things about off-plan payments: the schedule is based on completion rates, the investor is not obliged to pay without the consultant's confirmation of progress, and payments go into the project's escrow account.

A worked example

Take an AED 1,500,000 unit on a 20/40/40 plan. The buyer pays AED 300,000 at booking, four construction instalments of AED 150,000 and AED 600,000 at handover, plus a DLD fee of AED 60,000 at booking. Day-one cash is AED 360,000. Try your own numbers in the payment plan calculator.

On Nogbase

Developers publish each unit's payment plan with its live price, so brokers quote the current schedule instead of an old PDF.

Frequently asked questions

What does a 60/40 payment plan mean?

Usually 60% of the price is paid before handover, as the booking payment plus construction instalments, and 40% on handover. Always read the milestone table, because developers use these labels differently.

Are payment plans regulated?

DLD's FAQ says the schedule of payments is based on completion rates, and that without the consultant's confirmation of progress the investor is not obliged to pay. Payments go to the project escrow account.

Is the DLD 4% fee part of the payment plan?

It is usually paid separately, at booking or registration, on top of the plan's percentages. Check the offer.
