How a post-handover plan works
A standard payment plan ends at handover. A post-handover plan moves part of the balance to after handover, typically as monthly or quarterly instalments over one to several years. Developers use it to make a launch easier to buy. Buyers use it to spread the cost, sometimes against rental income.
| Example (AED 1,500,000) | Share | Amount |
|---|---|---|
| Booking | 10% | AED 150,000 |
| During construction | 50% | AED 750,000 |
| On handover | 10% | AED 150,000 |
| Post-handover, 8 quarterly instalments | 30% | AED 56,250 each |
Add the DLD registration fee (4%, or AED 60,000 here), usually paid at booking.
What to check
- The title deed. DLD issues it for fully paid units. Ask how the deed, and any mortgage or restriction, is handled while instalments are due.
- Default terms. What happens if a post-handover instalment is missed.
- Renting and resale. Whether you may lease or resell before paying in full, and on what conditions.
Model a plan with post-handover instalments in the payment plan calculator.
Frequently asked questions
Is a post-handover plan regulated?
No DLD or RERA page defines or regulates post-handover plans. They are contractual terms in the developer's SPA.
When do I get the title deed on a post-handover plan?
DLD's FAQ says fully paid units are moved from the interim register and given a title deed. Ask the developer how the deed is handled while post-handover instalments are outstanding.
Can I rent out the unit before I finish paying?
That depends on the developer's terms in the SPA. Check before you buy if rental income is part of your plan.
