Are Nogbase and OPPS competitors?
On the developer side, partly. OPPS calls itself "the UAE off-plan platform for real estate professionals": brokers sell from it, developers distribute through it and agencies build on its API. Nogbase is a launch platform for one developer at a time: a private room where only the brokerages the developer invites see its live units, payment plans and their own commission terms, and where EOIs and reservations are reviewed with an audit trail.
OPPS answers "how do I reach as many brokers as possible?". Nogbase answers "how do I control who sells this release, on which terms, and who reserved which unit first?". This page uses OPPS's own public pages as they stood on 26 October 2026.

What OPPS does well
OPPS is built for reach. A developer can publish projects, units and payment plans, push launches, EOIs and price updates to its broker base, and pay for featured placement when it wants more attention. Brokers get one search across the UAE off-plan market, live availability from developers and one-tap white-labelled offers for clients. Agencies can feed their own websites from its REST API.
If your main problem is that brokers don't know your project exists, a marketplace like OPPS is a sensible place to list.
What a marketplace does not decide
A marketplace shows your project next to everyone else's, to every subscriber. That is the point of a marketplace. It is less suited to the parts of a launch that need control:
- A phased release. A master broker or your top agencies get the first allocation before the wider market.
- Private commission terms. Agency A's rate is not visible to agency B.
- One record of who did what. Which broker submitted the first EOI on unit 1204, who approved it and when the unit locked.
Nogbase handles those. You share one link, brokers join the free portal and only the brokerages you approve see your units and their own terms. Nogbase calculates commission from the structure you set, with an audit trail from reservation to payout, but it never holds or pays out funds.
When to choose which
- Choose OPPS when you need visibility with brokers you don't know yet, or when you are an agency that wants live market data on its own website.
- Choose Nogbase when you need to control a launch: who sees which units, on what terms, and an auditable EOI and reservation record.
- Use both when you want reach and control. Listing on a marketplace and running the launch on Nogbase do not conflict; brokers who find you on OPPS can join your Nogbase launch room for free.
Questions to ask in a demo
- Who can see my units and prices, and can I limit that to selected brokerages?
- Where do commission terms live, and can one agency see another's terms?
- What happens when two brokers want the same unit at the same moment?
- Who updates availability after a sale, and how fast do brokers see it?
- Can I export the full EOI and reservation history for my finance and legal teams?

Frequently asked questions
Is Nogbase an alternative to OPPS?
For developers, partly. OPPS gives a developer reach into a large, shared broker marketplace. Nogbase gives a developer control of its own launch, with private access, private commission terms, EOIs and reservations. Many developers will want reach and control, so the two can run side by side.
What does OPPS cost developers?
On 26 October 2026 OPPS listed three developer plans, Free, Featured and Broadcast, billed monthly in AED. The Free plan covers unlimited projects, payment plans and unit inventory; paid plans add featured placement and broker push notifications. The plan prices did not load in our review, so ask OPPS for current figures.
What does Nogbase cost?
Developer pricing depends on the projects and launch services you need, so talk to us for pricing on a short call (nogbase.ae/book-demo). The broker portal is free for broker agencies, forever.
Can brokers use both?
Yes. A broker can search OPPS across the market and use the free Nogbase portal for developers that run their launches on Nogbase, where they see that developer's live units, submit EOIs and track their commission.
