Nogbase vs Invespy: Two Free Ways for Brokers to Sell Off-Plan

Reviewed and updated October 26, 2026

Are Nogbase and Invespy competitors?

For brokers, they overlap. Invespy calls itself the "UAE's Fastest-Growing Real Estate Broker Network": a free app with real-time inventory, downloadable sales offers, client presentations and AI briefings. Nogbase's broker app is also free, but it is the broker side of a developer launch platform: when a developer runs its launch on Nogbase, brokers see that developer's live units, submit EOIs on them and see the commission terms set for their brokerage.

This page uses Invespy's homepage and app store listings as they stood on 26 October 2026. A direct fetch of invespy.io failed, so we read the homepage through a page reader; check figures on Invespy's site.

What Invespy does well

Invespy makes it quick to get from a project to something you can send a client. Its homepage leads with real-time inventory, instant sales-offer downloads, one-click presentations under your own branding, an AI briefing tool and industry events, with iOS and Android apps. For a broker who wants to browse widely and present fast, it's a free tool worth trying.

What Nogbase adds

The Nogbase broker app is built around the developer's own launch. When a developer runs its release on Nogbase, you see its live units, prices and payment plans as the developer's team updates them, and you can act on them:

  • Submit an EOI on a specific unit and follow its status.
  • See when a unit is reserved, because it locks for every broker as soon as it is.
  • Know your terms. The commission terms the developer set for your brokerage are written in your account, so you can track what is due.

Read how EOIs differ from reservations, or estimate a deal's value with the broker commission calculator.

When to choose which

  • Use Invespy to browse, download material and present across its catalogue.
  • Use Nogbase for developers that run their launches on it, where you need live availability, EOI submission and your commission terms in one place. Join free as a broker.
  • Use both. They're free, and they don't conflict.

Frequently asked questions

Is Invespy free for brokers?

Its homepage said "No fees. No catches." and "Get Started For Free" when we reviewed it on 26 October 2026, and it listed no paid broker tiers.

Is the Nogbase broker app free?

Yes, for brokers and agencies, forever. Nogbase charges developers for the launch platform; talk to us for developer pricing.

Can I submit an EOI through Invespy?

Its homepage did not mention EOIs, reservations or commission tracking when we reviewed it. Ask Invespy which developers you can book with through the app. On Nogbase, brokers submit EOIs on a unit for developers who launch on Nogbase, and the developer reviews them.
